March 2021 set new real estate records in the region, including the largest dollar value of homes sold for any month in history with sales topping $546 million for the month.

Home sales last month more than doubled over March 2020 in the Southern Georgian Bay region.

According to a news release from the Southern Georgian Bay Association of Realtors, there were 645 homes sold in the area in March 2021, which is a new record for the month and a 106.1 per cent increase over March 2020.

So far this year, the realtor’s association reports 1,248 homes have sold in South Georgian Bay.

Home sales in each half of the region were nearly even.

The news release notes there were 319 units sold in the eastern portion of the region, which includes Midland, Penetanguishene, Tay, Tiny, Severn, and Georgian Bay Township.

There were 326 units sold in the western portion, which includes Wasaga Beach, Collingwood, Clearview, Meaford, and Grey Highlands.

Matthew Lidbetter, president of the Southern Georgian Bay Association of Realtors said there’s been an increase in the number of new listings but the region is still seeing its lowest level of active listings in 30 years.

“With the spring market upon us we expect market conditions to remain extremely tight," said Lidbetter in a news release.

According to the MLS Home Price Index, the benchmark price for a single-family home in the region is $617,900, which is an increase of 43.6 per cent over the last year.
